The LEED-CS, or the Leadership in Energy and Environmental Design-Certification System, was initiated and set up by the US Green Building Council (USGBC) in 1993. The LEED-CS is aimed at setting up a set of generally-accepted and applicable rating standards to encourage and promote designs and development of sustainable green buildings globally. These are a set of relatively influential global rating standards for all types of buildings’ environment reviewing system, green building evaluation and sustainable building evaluation standards.
The USGBC is a non-profitable organization founded in 1993 and focusing on the development of the LEED green building rating system, while offering and developing LEED based on education and research projects as well as marketing. The USGBC conferred the LEED-CS Platinum Certification — known as the Academy Awards for green buildings — on Shanghai Tower.
The “Green Building Design Identity Certificate” is a Chinese green building rating certification. Institutions authorized by the Ministry of Housing and Urban-Rural Development follow the Green Building Rating Standards, the Detailed Guidelines on Green Building Rating Techniques (try-out) and the Supplementary Instructions on the Detailed Guidelines of Green Building Rating Techniques (planning and design part) to evaluate and certify building projects. These institutions follow the Green Building Rating Certification Administrative Policy (try-out) to evaluate and certify residential and public buildings, which are still at the planning and design stage or under construction. After passing evaluation, building projects receive the green building design rating certification, which includes certificates and badges.
The Ministry of Housing and Urban-Rural Development officially awarded Shanghai Tower the “3-Star Green Building Design Identity Certificate”.
The green building rating system consists of six indicating factors namely land-saving and outdoor environment, energy-saving and energy utilization, water-saving and water resources utilization, material-saving and material resources utilization, indoor environment quality as well as operation and management.
On September 13, 2012, the Ministry of Housing and Urban-Rural Development officially awarded Shanghai Tower the “3-Star Green Building Design Identity Certificate”.。
The BOMA Certificate of Excellence Program, also known as COE certification, is a plan formulated by the BOMA to recognize the professionalism of the overall management of real estate, which has been adopted by China’s real estate industry.
Shanghai Tower has established an international operation and management system after the BOMA China tenant satisfaction survey and asset operation management effectiveness evaluation was carried out. On November 24, 2017, Shanghai Tower formally passed the five evaluations of BOMA COE certification and became the first comprehensive high-rise building with international operation and management system in China.
BOMA 360 Performance Program® is a commercial real estate designation developed by the Building Owners and Managers Association (BOMA) International that recognizes all-round excellence in building operations and management.
BOMA 360 Performance Program® sets the standard worldwide for operational best practices in the commercial real estate industry and evaluates buildings against industry-best practices in six major areas: operations and management; security and safety; training and education; energy; environment and sustainability; and tenant relations.
Shanghai Tower was designated as a BOMA 360 Performance Program building in June 2018 and is the country’s first comprehensive high-rise building that has won the honor. It not only shows that Shanghai Tower and its management team have reached international standards of commercial real estate operation and management, but also means that China’s super high-rise landmarks and commercial real estates have now been recognized by the international commercial real estate industry.
"Green Building Label" refers to the label indicating that the residential and public buildings which have been completed and put into use have been evaluated on the basis of the Green Building Evaluation Standard, the Detailed Technical Rules for Green Building Evaluation (Trial), and the Supplementary Notes on Technical Rules for Green Building Evaluation (Operation and Use Part) and according to the Management Measures of Green Building Evaluation Label (Trial). The green building operation label, including certificate and label, will be issued after passing the assessment. The green building label is divided into three grades: Grade I, Grade II and Grade III.
In 2020, the Ministry of Housing and Urban-Rural Development of the People's Republic of China officially awarded the certificate of "Grade III Green Building Label" to "Shanghai Tower".
BOMA China Commercial Building Management Certificate of Excellence, or COE Certification, is a program developed by BOMA to recognize the professionalism of overall real estate management. It has been adopted by the Chinese real estate industry.
In 2017, Shanghai Tower was certified by BOMA China COE for the first time. In April 2021, Shanghai Tower was recertified by BOMA CHINA COE, becoming the first comprehensive super high-rise building in China to receive BOMA China COE twice.
